Zvi Rudawsky, CPM®, Managing Member
A Denver native and graduate of Colorado State University, Mr. Rudawsky began his career in real estate in 1987 with Home American Mortgage Company. He was responsible for the management, rehabilitation, and disposition of Home American’s $22 million REO portfolio. During the early 1990s Mr. Rudawsky managed a 165,000 square foot portfolio of office properties for Omni/Key Bank in Denver. During his tenure, he was responsible for $1,500,000 in capital improvement projects in four of the bank’s major assets. From 1995-2002 Mr. Rudawsky managed a $100 million portfolio of 1,650 apartment units for Woodhaven Management Company, LLC. Mr. Rudawsky was responsible for all aspects of property operations including asset, property and construction management. In addition, his duties included the direct supervision of Woodhaven’s 65 employees.
Mr. Rudawsky served as President of the Northern Colorado chapter of the Institute of Real Estate Management (IREM). Mr. Rudawsky was selected as the 2004 CPM® of the year out of 450 CPM® candidates in Colorado. IREM was founded in 1933 with a mission to educate real estate managers and to enhance their professional competence. It awards the Certified Property Manager (CPM®) designation to members who fulfill the rigorous criteria designated by the organization. In addition, Mr. Rudawsky is active in several charitable organizations including The Epilepsy Foundation of America. Mr. Rudawsky lives in Denver with his wife, and their two children.

Phil Hiemer, RPA, LEED®AP, VP of Property Management
Prior to becoming a property manager, Phil worked in the horticulture industry as a commercial and residential landscape manager. Phil holds a Bachelor of Science in Horticulture from the University of Nebraska, as well as The Real Property Administration (RPA) designation from Building Owners and Managers Association (BOMA), and a LEED Green Associate designation.

Brian Lantzy, MS, VP of Operations
Prior to joining UMS Brian was the Executive Vice President of Portus, Inc. where he was responsible for business development for Boutique Apartments, Wheelhouse Apartments and Wheelhouse Construction; he also acted as the General Manager of Shift Workspaces, an executive office and coworking space in central Denver.
Before joining Portus, Inc, Brian was a Research Analyst for a senior housing development consultant, where he performed research, conducted demand analysis, and prepared market studies for senior housing development projects in Colorado. He was also the Regional Manager and Land Development Director for a residential development company in Bend, Oregon, and oversaw land acquisition, development and vertical construction for 13 subdivisions. Brian received his BA from Dickinson College (PA), and a Masters in Real Estate and Construction Management from the University of Denver.

Marc Lippitt, Principal & Co-Owner
Marc has consistently been recognized as one of Colorado’s top real estate brokers and was acknowledged as the number one commercial realtor in 1999 by DMCAR in the small office division. The Denver Business Journal has also consistently recognized him as a “Heavy Hitter” in their newspaper.
Marc has brokered in excess of $1,000,000,000 in real estate transactions over the last 12 years. He has been called upon to be an expert witness in various complex real estate related litigation and has been a guest lecturer and a featured speaker at an international symposium in Oslo, Norway. Marc is directly involved in the management and growth of Unique Properties, Inc., which currently employs 36 agents and 8 support staff members.

Scott L. Shwayder, Principal & Co-Owner
Additionally, Scott is a Principal and is involved in the day to day operations of Unique Management Solutions, LLC, a commercial property management firm, and Bellaire Funding, LLC a private lender and several single purpose LLC’s to facilitate his activities as a private real estate investor. Scott currently serves as Chairman of the Board of Front Range Bank, a local community bank with three locations in the metro area. Scott also serves as Chairman of the Loan Committee for Front Range Bank.
Prior to Scott’s involvement with Front Range Bank, Scott served on the Board of Directors for First American State Bank for 12 years. Scott also chaired their Loan Committee during his tenure. Scott is a fourth generation native of Colorado and has been very active in the Denver community, while serving on several non- profit boards. Scott was recently selected as Board Member of CU National History Day in Colorado.

James Murphy, Chief Financial Officer
In addition to being a Certified Public Accountant, Certified Property Manager, and a Real Estate Broker, Jim has been Vice President of both a real estate lender and a national real estate syndicator. He grew up in a family run real estate business doing everything from cleaning and maintenance to management. After working through college by doing apartment on-site management and maintenance, Jim worked in public accounting to gain a broad base of knowledge in taxation and various aspects of business operation.
His asset management duties (at the age of 30) covered over 40 properties valued in excess of 230 million dollars. The portfolio included 5,600 apartment units, 778,000 square feet of office and retail space and 79,000 square feet of industrial properties. Jim was given the “difficult” properties and demonstrated numerous successes in renegotiating / purchasing debt, “work-out” analysis / negotiations, and property management oversight. He has acquired numerous properties for his own account, hired and trained the staff, and successfully operated his portfolio. Jim has turned around troubled properties which later were sold at considerable gains.
